We work with a small, vetted group of contractors we’ve actually used before — not whoever answers the phone first. Routine repairs are handled within limits you set ahead of time; anything bigger comes to you for approval before a dollar gets spent. Every job is logged, so there’s a record if you ever need one.

Rent is collected from the tenant and forwarded to you on an agreed schedule, along with a record of the transaction for your files.

We follow up promptly and, if it doesn't resolve, prepare the appropriate notice and walk you through next steps — including LTB support if it comes to that.

Anything that risks safety or property damage if it waits — no heat in winter, active leaks, no working locks, electrical hazards. Anything less urgent gets handled during regular hours.

It depends on the property and what you're comfortable with — we'll set a schedule together, typically a couple of times a year for an occupied unit.
